Poughkeepsie the Queen City

September 3rd, 2010

Welcome to another edition of Isaac Toussie’s real estate insights. Today Isaac Toussie will be talking about an upstate town that once rivaled New York for industry and commerce. Originally from the native term “Uppu-qui-ipis-in” which means “reed-covered hut by the water,” Poughkeepsie today has grown beyond huts into a permanent city of some forty-three thousand individuals. Poughkeepsie is actually the name of both a town and a city, both municipalities right next to one another because the city actually used to be the western part of the town (and, incidentally, was an independent village in its own right before that). Except for legal purposes, and such services as fire and police, the two communities are often viewed as one, with a combined population exceeding seventy-five thousand people. The town is actually home to much more people than the city, which counts only some thirty-thousand-plus residents.

Therefore, it’s expected that their respective real estate markets will be quite different. A closer examination of the latest demographical figures shows that the town is much more affluent than the city, with a median income of over fifty-five thousand dollars a year as opposed to well under thirty-thousand for the city. Indeed, the Town of Poughkeepsie is able to provide for its own emergency services, which are staffed by fully paid civil servants, and not volunteers as is the case with many a suburban community.

As for the City of Poughkeepsie, it’s been severely battered by the economic malaise afflicting the rest of the state and the country as a whole. Average listing price in the two-week period between January 20, 2010 and February 3, 2010 fell almost thirty thousand dollars, to two hundred and fifty-one thousand dollars, though almost five thousand of that has been “recovered” as of February 10. However, the actual median selling price, based on two hundred and thirty-four homes sold, is almost thirty-three thousand dollars short of the median listing price, at barely two hundred and twenty thousand. Average price per square foot in the city is one hundred and thirty-two dollars.

Poughkeepsie was once the “Queen City of the Hudson,” but has suffered economic problems for the past twenty-plus years and was just beginning to recover in fits and starts when the recent recessionary woes struck. This has obvious implications for local realty, both residential and commercial. The Town of Poughkeepsie, however, seems rather more vibrant in comparison. International Business Machines, Incorporated, was once the most notable employer around, and while the company still maintains a campus in town, most of its production has been moved elsewhere. Vassar College in the City of Poughkeepsie is arguably the most notable employer now.

Should you purchase any Poughkeepsie property? Well, there’s no way it’s reclaiming its glory days, so the local real estate market is never going to be a hot one. But if your goals are more modest, and especially if you live in the city yourself, then certainly, Poughkeepsie property can be a solid investment.

Why Adoption Screening Is So Important

September 2nd, 2010

Adoption screening can be a process that takes into account many elements in determining the suitability of a child and would-be mother or father. It is usually used to ascertain that the prospective parent has the means, financial and otherwise, to make the adoption a successful one. Adoption screening could be complicated, though perhaps unfortunately it is often a mere formality in numerous parts of the world, including even North America, Australia, New Zealand, and also the European Union.

One of the most complex tasks of the overall adoption screening procedure involves a home study. This is when the home life of a prospective father or mother is scrutinized to make sure that the home environment will benefit the child to be adopted. As can be imagined, such a thorough vetting can cost a lot of money, typically borne by the potential mother or father.

Different laws, agency regulations, and industry standards may govern a home study, but generally speaking all such investigations will look into the employment history of the potential mother or father, whether there is a criminal record, and so forth. Credit checks will probably be involved, as personal finances would be one of the most crucial areas subject to an examination. As the name most immediately implies, however, a home study will carefully consider the dwelling of a potential father or mother, with such factors as cleanliness, fire safety, and even the condition of the surrounding neighborhood taken into account.

Naturally, given such levels of scrutiny, numerous criticize home studies for being uselessly intrusive and discriminatory, claiming that many otherwise perfectly capable and genuinely loving would-be adoptive parents are turned away on nothing more than whimsy and technicalities.

But such is the concern for child welfare in the most advanced societies that home studies are legally mandated and thus inevitable. And for all the criticism, it is arguable that a slow, even difficult, adoption process better helps ensure that only the truly committed will adopt.

The Many Different Types Of Portable Ice Makers

September 2nd, 2010

Ah, a portable ice maker. At last, a sure-fire way of keeping cool when out of doors under a hot summer sun. You have a picnic, or a camping trip, or even just a little get-together in the backyard and do not want to keep running back inside for ice – you want a portable ice maker.

It will not only save you trips and hassle, but save you from such things as running out of ice all of a sudden. Having one of these niffty little marvels of modern engineering will prevent you from looking like a bad thoughtless host. And nothing beats a portable ice maker at the beach! Like, booyeah.

It’s just what you want when enjoying the scenery. It could even be a excellent conversation starter. Forget about helping to apply suntan lotion – give her the gift of perfectly shaped ice cubes and see what happens next! No, really, it works (with some individuals, but not all). After all, the water’s salty – but fresh ice cubes? Come one, you’ll be the king of the beach.

Make sure you get one with helpful functions for instance a low water light to remind you of refills. Some versions will even reuse melted water right back into ice cubes. Make sure to get the capacity you need, too. Portable ice makers are fairly straightforward machines so you should have no trouble finding one that’s just right.

Take one to your next tailgating party. Need one for your RV? Portable ice makers are practically required on boats. These devices are helpful in a number of situations. When in the market for one, you might find that the most essential aspect of your purchase is simply the choice of color! That’s how easy it is to buy one, because that’s how straightforward they have become nowadays.

A Variety Of Exam Gloves

September 2nd, 2010

An exam glove is used by healthcare professionals to conduct examinations without contaminating the sample or patient as well as themselves. Most such exam gloves used to be produced out of rubber latex, but the possibility of allergic reactions has made the likes of neoprene and nitrile, the materials of choice for numerous modern medical exam glove. It’s practically impossible to tell them apart at first glance, but each presents its own unique characteristics that make some individuals prefer one over the other.

The common exam glove these days is made of synthetic rubber that tends to cost a lot more than natural latex alternatives, a concern in these recessionary times when even famous hospitals like Saint Vincent’s in the Bronx, New York can shutter because of financial difficulties.

In addition, something like nitrile rubber has second-rate strength and flexibility when compared to natural rubber, though it’s much more resistant to oils and acids. Neoprene, on the other hand, resists burning much better and will frequently be found in the weather stripping applied to fire doors as well as inside the examination gloves of a healthcare provider.

Exam gloves were first instituted with William Stewart Halsted’s 1890 practice of using rubber gloves that protect healthcare workers from skin exposure to carbolic acid, a necessary sterilizing agent. Carbolic acid, or phenol, was adopted originally by Sir Joseph Lister for use in antiseptic surgery, but skin irritation lead to the Goodyear Tire and Rubber Company’s invention of a rubber glove that could withstand the organic compound.

Interestingly, latex gloves are still much preferred in surgery these days because of the fine control and greater sensitivity they offer. The one exception to this fact is the polyisoprene glove, but these are about twice as expensive as their natural latex counterparts, and as mentioned previously, hospitals have now become really cost-sensitive environments.

Why Camping Tents Are Essential For Hiking

September 2nd, 2010

By no means go hiking without a camping tent – I discovered that the almost-hard way. I say “almost” because considering that I’m not just alive to tell the adventure but suffered no injuries, either, it probably wasn’t as tough as it could have been had I not been so lucky.

I and my friends did not have a camping tent among us since it was just supposed to have been an easy day-hike over (and up) easy terrain. A thousand-foot mountain affords nice enough views, to be sure, such that the curvature of the earth could be faintly seen, but it isn’t considered a big deal by any who hike or climb real mountains.

So, obviously, we didn’t bring a camping tent. And sure enough we get lost, and with only an additional two hours of sunlight left most of us choose to backtrack downhill – except for myself and another companion. And though we do eventually summit, as novices we make the mistake of mistiming our descent, such that it is already twilight by the time we decide to head back.

You see, being so inexperienced we mistook the fact that there was still light in the sky for having enough time to get back down. But of course we were at the summit, where we had a fantastic view of our surroundings – this was Mount Buck, the highest point in the whole Lake George area of New York.

And although the sun was low on the horizon it appeared wonderfully bright all around. Golds mixed with blues turned pink and white – it was a swirl of colors matching the happy dance of emotions within that we’ve finally reached the top.

Lost in our reveries, we did not realize that not only does the sun set in seconds, but that in a forest the canopy of foliage will make even mid-afternoon seem much, much later to the human eye….

Why Contact Lenses over Eyeglasses

September 1st, 2010

Head aches? Squinting? It can be indications of failing eyesight. So what do you do next? You proceed to see an eye doc (of course) and it might possibly be that you will need spectacles or contact lenses. Now there is always the option of laser surgery but this posting will not talk about that.

Go for the glass? Specs have been around for ages – think Benjamin Franklin, an iconic wearer of eyeglasses. Eye glasses are either made from plastic or glass. The frames for them also come in a variety of materials. And, if you are nervous about not finding the proper frames, don’t be concerned they currently have frameless designs. And if you are one of those folks who can’t even contemplate putting their finger in their eye and flinch at the idea of it, glasses may be your best choice.

Nevertheless contact lenses provide some advantages over eye glasses. One benefit, the rain, I believe you know what happens. Two, fog, glasses tend to fog up. Three, moving down your nose each time you perspire, etc.

Whichever you go for, the most significant issue is the fact that you see clearly.

The Greatest Comic Book Thief

August 30th, 2010

Arsène Lupin III is a formidable thief capable of cracking all the safes in the world. A fictional character introduced by the mangaka (Japanese for “comicbook artist”) Kazuhiko Kato, better known as Monkey Punch, in the 10 August 1967 issue of Weekly Manga Action, Lupin is supposed to be the grandson of another fictional character, Arsène Lupin, a French gentleman thief and detective created by Maurice Leblanc, the best-selling early Twentieth Century pulp fiction author. As the world’s number one thief, in addition to safes Lupin is also a master at disarming traps and alarms. His journeys have proved him quite a talented driver and pilot as well, and he is an expert shot – with a pistol, no less.

For all his abilities, however, Lupin has a doltish, even idiotic look. Yet they belie his ferocious reasoning abilities and social charms; Lupin is able to get past folks with about the same ease as when negotiating safes, particularly booby-trapped ones.

When not practicing his art – he seems to steal more for the challenge than for any personal gain, frequently discarding treasures or not caring if he should lose them after first conquering the quest of acquiring them – Lupin enjoys fishing, gambling, and dating beautiful women – not necessarily in that order!

Giving rigor to the dubious proverb about honor among thieves, Lupin will frequently foil other criminals who are engaged in activities of a violent, murderous nature. Actually, most of his adventures involve not only the police, epitomized by his nemesis Inspector Zenigata, but really sinister characters of deep malice.

Immensely popular and voted amongst the Ten Most Iconic Anime Heroes, Arsène Lupin III has been ubiquitous in three television series, five feature films, nearly two dozen television specials, and several original video animations and videogames.

The Pros And Cons Of Marriage Counseling

August 29th, 2010

Marriage counseling has arguably become a rite of passage for modern American couples. Social conservatives lament such facts are proof that the social fabric has frayed considerably while others view such developments as a positive sign that everybody is owning up to reality at last.

Whatever the case, marriage counseling has certainly been a growth industry, though whether these kinds of trends will hold in such recessionary times remains to be seen. What is expected, nonetheless, is that the need for such services will only increase – particularly in recessionary times. For what most drives couples apart is not sex or the children but money.

Marriage counseling often reveals that the main issue eating away at a relationship is one of control, or who has how much say over what. This is why it’s essential to choose spouses with really similar values! But whatever the situation, the first thing to establish is clear and open lines of communication. Understanding is fundamental, and without good communications it is very unlikely for anything to be accomplished.

Interestingly, the decision to go into therapy or counseling often seems shameful but is really a good sign, a sign that the couple in question is still willing to try to work things out somehow. The very agreement, however reluctant, to enter into a possible make-up instead of heading straight into breakup shows that honest communication is desired, at least minimally.

Depending on the situation, things may be so bad that the counselor or therapist has to meet each party separately, but the fact that any attempt is being made at all at a reconciliation is hopeful. However, while reconciliation may be desired, it does not follow that breaking up, despite counseling, means failure. In cases of intractable differences, going separate ways might actually represent the best possible option for all concerned.

Dallas Cowboys Merchandise A Real Winner

August 23rd, 2010

Dallas Cowboys merchandise are among the best-selling in any sport, but especially well-known among football fans, even those whose first-choice favorite may just be another team. That’s because the Cowboys are one of the most successful and storied outfits in all of football history, and it is memories of this kind that are evoked by all the varied forms of Dallas Cowboys merchandise available on the market, from clocks and towels to clocks and even license plates!

Perhaps the most common form of Dallas Cowboys merchandise to be found on fans and collectors are team jerseys, particularly those bearing the specific roster number of their favorite player. After that, however, must surely be those products bearing pictures, photographs or illustrations, of the Dallas Cowboys Cheerleaders! No other team in American sports fields a cheerleading squad that is a veritable franchise in itself. It was purposely created to capitalize on female sexuality and boost in-game attendance, and its genius was to offer an “All-American” look and feel that played well not only nationally but around the world as well. For many foreigners, a real American girl was someone like a Dallas Cowboys cheerleader, fun and fit. In the United States, their popularity lead to two made-for-TV movies about the squad along with other media like annual swimsuit calendars.

Oh, yes, and as for the team itself – it was the first modern-era expansion team, and can boast of many distinctive achievements as a business entity. But of course, no one buys team merchandise on the basis of business innovations, and even the venerable cheerleaders would be just another squad were it not for the club’s standout performances on the field. Founded in 1960, just a decade later the team grew to a serious national contender, and by the end of that decade was the undisputed “glamor team” of the entire sport, with a cheerleading squad that epitomized what an American girl should be like and winning players and coaches who embodied American can-do.

The Many Uses For Educational Toys

August 22nd, 2010

It is tough buying educational toys because, well, how would you actually measure whether something is educational, especially when it involves very young children even toddlers? Actually, numerous child psychologists believe that just about anything is “educational” for a child, particularly at really young ages when almost by definition anything they come into contact with teaches them something about the world, about which they know virtually nothing!

When you do not know a lot to begin with, everything is educational, isn’t it? And so the world is full of educational toys as a result, as any object may be played with and, in the very playing with, help to develop the motor skills and cognitive abilities which toymakers claim their products foster in a child.

And yet clearly there are toys that do seem to somehow provide a lot more than entertainment value, such as programmable robot kits. So perhaps a better way to think about educational toys is to not regard them as being absolutely educational or not, in which case it is arguable that a plaything could be made of almost anything and that play itself is an inherently educational activity.

The misunderstandings, as ever (according to most semanticists, anyway), concerns semantics, or meaning. If we mean by the term not merely something that can be played with such that skillsets of some kind are fostered, but instead those toys which are obviously much more capable of fostering a skillset, particularly one that is not readily developed otherwise, then shopping becomes substantially easier!

Thus, it will turn out that puzzles like a Rubik’s Cube are very educational while alphabet blocks are much less so. And as parents, we want to encourage our kids to not only explore but push their intellectual envelope, so while good old-fashioned dolls and the like might stimulate the imagination, a lot more ingenious toys can also stimulate such higher-order faculties as pattern recognition and problem solving.
